In a traditional land sale, the seller is normally responsible for realtor commissions, survey costs, title work, appraisals, recording fees, and attorney fees — working with us, we cover all of that, which can save you thousands of dollars. No. The offer price we present to you is the final price you will receive — no surprise deductions at closing.

We close as soon as the paperwork is complete — in most cases, less than 30 days. Because we work with title companies and attorneys to coordinate the transaction, the exact timeline depends on how long the title search takes.

No. We're a privately owned company that purchases property directly from landowners for our own investment. We don't buy or sell on behalf of any third party.

Our focus is East Tennessee — Washington, Sullivan, Carter, Knox, and Union counties in particular, where we know the local tax offices and recording process well. We do evaluate properties elsewhere in Tennessee and out of state on a case-by-case basis, so reach out even if you're outside our core area.

It depends on the property. Sometimes we partner with builders to develop it; other times we make improvements and resell it as a buildable lot. Some properties stay in our portfolio for future use.
